Available Planning Applications

Before a project goes to staff, the Planning Commission, or the Town Council, it must go through a review process. This process may look long, but it usually moves quickly. Projects are reviewed to make sure they follow state laws and environmental rules. Staff checks the application, reviews any impacts, and sends out public notices. These steps are required by law, including the California Environmental Quality Act (C.E.Q.A.). Once everything is ready, the Planning Commission holds a public hearing and makes a decision. If someone appeals the decision, the Town Council reviews it and makes the final call. Most projects take 30 to 60 days. Appeals can add about 45 more days. Big projects with environmental reports may take longer.
